Construction Begins on Final Phase of AI Meridian Business Center

Adler Industrial LLC broke ground in late August for its final two industrial buildings in the AI Meridian Business Park. Described by the company as best-in-class industrial buildings, one of the buildings (at 45,000 square feet) is already leased to a tenant, and the second building is available for lease in its entirety — 67,500 square feet — or in a smaller division starting at 7,500 square feet.

Both buildings are on North Truckee Way and take up a total of 8.5 acres of the 36-acre park. The buildings are anticipated to be completed summer of 2022. Inquiring for leasing is currently being accepted.

The new buildings are the final phase of the AI Meridian Business Center, close to the Interstate 84 interchange near Franklin and Eagle roads. The business park, when complete, will consist of eight buildings totaling 534,000 square feet.

Currently, 40% of the two new building are leased, Adler Industrial commented in an email. The three existing buildings — totaling 262,000 — are 100% leased; three buildings under construction — to be completed at the end of the year — have 75% of the total 159,000 square feet leased. Ground for the business center park was broken in 2004.

“This industrial park has leased faster than anticipated to some great businesses, such as JST Manufacturing, Amazon.com, Bastian Solutions, Sentry Solutions and Arizona Tile,” Michael Adler, president of Adler Industrial, stated in a press release. “The industrial park was designed to meet the needs of businesses of varying sizes and is well received by the market.”

The buildings are being constructed with attention to details large and small, Adler Industrial stated in the press release, including dock-high doors with cushions, bumpers, and dock levelers, ESFR sprinkler system, high-efficiency heating and air systems, six-inch reinforced concrete floors, LED motion-sensor lighting, skylights and build-to-suit offices.

A Boise-based industrial real estate development firm, Adler Industrial states it leads the market in Class A Industrial Real Estate, having owned and operated over 80 industrial properties in the Boise area, consisting of over 3.7 million square feet of buildings and has 500+ acres of land for future development. Adler Industrial is a sister company of Adler Realty Investments, a firm established in 1996 with over $1 billion in properties acquired or in development since inception. The real estate portfolio currently consists of over 4 million square feet of existing industrial, office, retail and multifamily residential properties and an additional 3 million square feet of projects in planning or development.
