Adler Industrial Expands Partnership with Point Eight Power in Bay St. Louis, Mississippi

Those values are once again on display with our latest acquisition and redevelopment project at Port Bienville Industrial Park in Bay St. Louis, Mississippi. This comes as an expansion of our long-standing partnership with Point Eight Power, a Mission Critical Group company.

Following the successful completion of our work for JTS in Nampa, Idaho, the parent company, Point Eight Power, reached out to Adler Industrial with a new opportunity. With the success and the trust built through that project, Point Eight Power asked if Adler Industrial would consider purchasing and revitalizing a 72,000-square-foot facility that they currently occupy in Bay St. Louis, Mississippi. Over the next 6 to 12 months, Adler Industrial will update and remodel the facility to meet modern operational standards and support long-term growth.

A Strategic Acquisition at Port Bienville

The Hancock County Port and Harbor Commission (HCPHC) recently announced the successful sale of the Point Eight Power facility located within the Port Bienville Industrial Park. Adler Industrial acquired the property as the preferred development partner for Point Eight Power, marking an important milestone for the Port, its tenants, and the surrounding region.

As part of the transaction, Adler Industrial, Point Eight Power, and HCPHC formalized an agreement that includes a $2 million capital investment dedicated to facility improvements and necessary upgrades. These enhancements will be made with a clear focus on supporting the long-term operational needs of Point Eight Power and its customers. The work will ensure the facility remains efficient, reliable, and competitive for years to come.

This level of reinvestment reflects Adler Industrial’s approach to industrial real estate: acquiring assets with purpose, improving them with intention, and aligning development decisions with the operational realities of the companies that use them.
