In January in Meridian, several multifamily developments set their footprint at the Ten Mile and Franklin roads intersection — 12 Oaks at Ten Mile, The Franklin at Ten Mile and The Lofts —and several got started at the beginning of the year. Also in January, Gardner Company finalized the purchase of 72-acre Nampa Gateway Center.
In February, Scentsy announced its plans to add two warehouses to its 73-acre Scentsy Commons campus off of Pine Avenue and to expand its existing fragrance oil storage building and accommodate growth — with all facilities expected to be finished and operational by spring 2022.

In March, St. Luke’s Boise Medical Center invited the Idaho Business Review (IBR) on a tour of its three just-completed buildings: a shipping and receiving building, physical plant and parking garage, on the northwest edge of the campus. Also in March, Hagadone Marine announced plans to build a 47,700-square-foot, five-story, 60-foot tall dry-stack boat storage facility with room to house 360 boats — with construction scheduled to begin on July 1 and be complete in spring of 2022.
April saw Portneuf Medical Center announce it would be breaking ground in Pocatello for a medical plaza inside the 4,500-acre master-planned community in eastern Idaho, the Northgate District project.
May saw the Idaho Transportation Board approve dozens of new road projects across every corner of the state at its regular monthly meeting. At the top of the list for projects in District 3 was the extension of Idaho State Highway 16, from Chinden Boulevard to Interstate 84. The complete list of projects encompassed $350 million for “shovel-ready” construction work to begin in 2022.
In June, Adler Industrial LLC of Boise revealed that it had started construction on a project to build a large last-mile delivery Amazon facility on West Franklin Road in Meridian. The more than 140,000-square-foot facility will open early 2022. Also in June, Schweitzer Engineering Laboratories finished constructing its new health and wellbeing center in Lewiston.
In July, Bow River Capital broke ground for a 60-acre Fuller84 business park across the street from the Amazon’s fulfillment center in Nampa. In July, plans were also announced for a new pool facility in Boise for public and competitive use. Idaho Competitive Aquatics, the Greater Boise Aquatics Foundation and The Greater Boise Auditorium District secured about $7 million for an indoor, year-round aquatics facility off Federal Way and Findley Avenue.
August saw Adler Industrial LLC break ground for its final two industrial buildings in the AI Meridian Business Park. August also saw a ribbon-cutting for eight-story Jules on 3rd: a mixed-use, 285,000-square-foot project that includes 173 apartments, 394 structured parking spaces and over 3,000 square feet for public and retail use.

In September, the intermodal rail terminal at the Union Pacific railyard in Pocatello held a ribbon-cutting ceremony to celebrate the terminal’s completion; NeighborWorks Boise broke ground on its second pocket neighborhood (and largest to date) within Boise city limits for a new development, Cole Bluff Cottages. Also in September, Ball Ventures Ahlquist (BVA), in partnership with Brighton Corporation and B & T Hospitality, announced it broke ground for the next phase of development at Eagle View Landing, to include: a new location for Topgolf, a multifamily development, a hotel, a co-working space and retail and office buildings.
In October, the Lakes Highway District and the Idaho Local Highway Technical Assistance Council held a ribbon cutting for the opening of the Ramsey Road railroad overpass, which removed one of the most dangerous at-level railroad crossings in the Panhandle at Ramsey and West Diagonal roads, north of the Coeur d’Alene Airport; Western Aircraft announced the completion of the first phase of its $17M expansion with the opening of a new 53,000-square-foot hangar in Boise; BVA, Brighton Corporation and SCS Development broke ground for a new three-story, 75,000-square-foot office building at Ten Mile Crossing in Meridian; McAlvain Companies announced its completion of the new three-story, 19,000-square-foot MKA office building at Trackside in Meridian; The City of Boise and the J. Fisher Companies
