Adler Industrial broke ground on the second 140,000-square-foot building at its AI Northside Industrial Park in Nampa. Its twin at 16570 Northside Blvd. was recently completed and is already leased out. Both buildings were designed as distribution warehouse space.
“The AI Northside Industrial Park has been very well received within the Boise Metropolitan market and is experiencing good leasing activity,” Michael Adler, president of Adler Industrial, said in an April 8 statement. We continue to develop additional industrial parks in the Treasure Valley to meet tenant demand.”
The building under construction is on a 10-acre lot. It will have 162 parking stalls. The structure itself will have a 32-foot ceiling clearance, ESFR sprinkler system and 200-plus foot-wide truck courts. It will also have dock-high loading-dock doors with padding and load levelers, LED motion-sensor-activated lighting, skylights and gas-fired Cambridge ventilation systems. The building will be use concrete tilt-slab construction. It will be divisible to 28,000 square feet.
The two twin buildings are the first of seven that Adler plans to build at the Northside Industrial Park. The park has a street address of 8840 Birch Lane, on the east side of Northside Blvd. across the street from Amalgamated Sugar. The property has easy-on, easy-off highway access, sited approximately one mile north of the Northside interchange on Interstate 84. The area is zoned for light industrial.
The AI Northside Industrial Park will have over 1.3 million square feet once all seven buildings are complete. Building Three will have 161,700 square feet. Adler will begin its construction this summer. Buildings Four and Five are another set of twins and will have 100,000 square feet apiece. Their are scheduled to be built this fall.
Building Six is also on track to be built in the fall. It will have 301,040 square feet. Building Seven is the largest in the industrial park, with a projected 367,820 square feet. Its construction start date will be in the summer of 2022.
Building One, the twin of the building just started, was leased to Darigold in March. The dairy-products company will use the building to warehouse its extended-shelf-life milk products made in Boise.
Adler is bringing its new industrial properties onto the market in favorable conditions. TOK Commercial reported a 1.12% vacancy rate at the end of March for the submarket where the AI Northside Industrial Park is located. The average industrial vacancy for Nampa is 0.98% and for all of Canyon County is 1.68%.
Adler Industrial LLC is a Boise-based industrial real estate development firm with a portfolio of 2.5 million square feet of industrial building space throughout the Treasure Valley. The firm has brought other industrial properties to market recently in the same area of Nampa, just east of Amalgamated Sugar. These include a 67,500-square-foot industrial facility on Norco Way, the next arterial to the east from Northside. Adler leased 37,500 square feet of that structure last summer to Admiral Beverage Corporation, a Boise-based Pepsi bottler.
